It’s been almost 2 months since we signed a contract to build a house. After signing, we sent in paperwork to get pre-approved for our loan.  The lot we selected still has grass on it and it will be a while before the house gets completed. In the meantime, we’ve brought friends and family to the model home that our floorplan will mirror to give them a sneak peek. I’m still so excited that I’m always feeling the desire to go check on the neighborhood.

In early January we received a tentative schedule outlining the construction process and an approximate number of weeks each step will take. This process and timeline will vary by builder, but I’d like to share it to give you an idea of the information we were given after signing our contract:

Also this month we received some exciting news. The lot surveyor identified that we will need a covered deck instead of a covered patio! A deck will be a nice upgrade to the backyard, and it will mean that the windows in our basement will probably be getting a little more sunlight through them. What a nice surprise!

We are looking forward to hearing an update once the builder has obtained a permit from the city to build on the lot. Then we will really feel like it’s time to build a house!

Update:

The original closing date on the house was set for mid-August, but the builder was ahead of schedule and the final closing date was moved to the end of July.

During the construction of the house, there was really only one time I was concerned. This was when the house was framed with no roof and snow got inside the house on the framing. The snow was melting and dripping heavily like rain onto the first-floor framing. I was told the snow should not negatively impact the build because the framing was able to dry out, but not entirely sure there was zero damage.

From our personal experience with the builder, being on-schedule was very important. The construction manager straight up told us that the builder will not allow them to be late when it comes to the planned finish date.
